Desa Coalfields


Last saturday we go to survey a house located at Sungai Buloh. Desa Coalfields. 2 storey terrace house 22" x 70" kps 4 room 4 bathroom. free hold. Celosia 1 ke Celosia II tak ingat. 2km from Paya jaras exit Guthrie Highway.2009 Price range from 230k to 250k. Soft launch last year is 180k. really cheap lah. hard to get a double storey house that is within this range. but i believe must consider the land factor juga kot. nilai tanah di kawasan itu pada masa dan ketika itu.



All units has been sold out. Now if to grab one is through an intermediater/agent. Access to this place is a bit far,futher up pass the Penjara Sungai buloh. Luckily it's beside the main Sungai Buloh main road, not like Saujana as they claim 5km lagi ke dalam. From the conversation with the developer, a number of school teachers buy house or houses here, Imagine.. the row of soon to be our house ada 5 org cikgu, wah.. one school dekat menjalara 6 of them buy house here..so i believe ....the community there ramai yg malay jugak kot. i dnt know, just my 2 cents. That area.. of course surrounded by oil palm plantation, but i dnt know if later after 5 yrs the oil palm is still there or not. I saw the accomodation here is quite convenient, groceries shop,clinic, office lots and shop lots some still kosong lagi, playground,surau. i heard 2009 budget already lulus to build a school primary n secondary here. So that day the developer showed us from afar the soon there is going to be a school there.he also said that soon they will build up a highway access from Guthrie-NKVE-LDP. like a shortcut macam tu.~*NOT SURE FROM WHERE TO WHERE*~
This place is not matured yet. yes. rental pun is around rm500-rm700. sgt murah.perhaps it worth it to invest here.Tapi yg pasti tempat ni dekat kalau nak balik kg. hehehehe. Even if we buy house here i dnt think we gonna stay here. Depends lah. ><>

dnt think we are buying, bank nilai is at 200k only. where the owner wanted to sell for 230k..is it worth it?
